Paying for double glazing in Auckland: bank top-ups, and no grant

Most Auckland homeowners pay for double glazing through their existing home loan. BNZ and ASB lend up to $80,000 at 1% fixed for three years, Westpac up to $50,000 at 0% over five years, and ANZ has a top-up that lists glazing. Each wants a home loan with that bank and about 20% equity, and the quote comes before the loan.

There is no government grant for double glazing and no Auckland Council subsidy, as at September 2026. Warmer Kiwi Homes covers insulation and heat pumps, not windows. Auckland Council's Retrofit Your Home loans closed in 2020. The one public scheme that pays for windows in Auckland is Auckland Airport's noise-reduction programme, for homes in its aircraft-noise areas.

The bank top-ups that cover glazing

Four of the big banks list double glazing as something a home loan top-up can pay for. Checked 14 September 2026

BankProductRateAmount
BNZ Better Future top-up 1% fixed for three years Up to $80,000
ASB Better Homes Top Up 1% fixed for three years Up to $80,000
Westpac Greater Choices 0%, repaid over five years Up to $50,000
ANZ Good Energy top-up Not shown on the page when checked Ask ANZ

Each bank wants an existing home loan with it and about 20% equity. Rates and caps change without notice, so open the bank's page before you rely on one.

Kiwibank's Sustainable Energy Loan doesn't cover glazing. If you bank somewhere else, ask them.

Retrofit runs about $400–800 per standard window in Auckland and $12,000–28,000 for a three-bedroom house, by published 2026 pricing. For a figure for your own house, try the Auckland double glazing cost calculator.

Is there a government grant? No

EECA's Warmer Kiwi Homes is the one national scheme. It pays 50 to 90% of the cost of ceiling and underfloor insulation and contributes to a heat pump, for eligible owner-occupiers of homes built before 2008. It doesn't cover wall insulation or windows.

If you qualify, take it. Then price the glass separately.

Auckland Council's Retrofit Your Home scheme is closed

Retrofit Your Home was a Council loan, not a grant. It lent up to $5,000 for insulation and clean heating, repaid over nine years through a targeted rate, and about 23,700 homes took it up. It closed to new applicants in 2020 after errors in how the interest had been calculated.

Nothing suggests it ever covered glazing, and no current Auckland Council scheme pays anything towards windows. A Council "top-up" to Warmer Kiwi Homes gets mentioned on some commercial sites and nowhere else, so don't budget for it.

The one scheme that pays for window treatment

Auckland Airport's noise-reduction programme offers eligible homes in its aircraft-noise areas window and door treatment, a ventilation system and a kitchen extraction fan. The airport pays for it, not the Council or the government.

The High and Moderate Aircraft Noise Areas follow noise contours in the Unitary Plan rather than suburb boundaries. If noise is why you're looking at glazing, check your eligibility with the airport first. Auckland Airport's noise-reduction packages →

Landlords, tenants and the Healthy Homes standards

The Healthy Homes standards don't require a rental to be double glazed, and there's no landlord grant for it either. What they do require is draught-stopping. A rental can't have unreasonable gaps or holes, including around the windows, and the age of the house isn't an excuse. Private rentals should have complied since 1 July 2025.

So a tenant can insist on seals around a rattling sash, but new glass is the landlord's call.

Doing it anyway?

If you own a rental and want to double glaze it, ask your bank whether a top-up will lend against an investment property.

Cheaper first steps while you decide

None of these does what a sealed unit does, but they cost little.

Curtains shut before dark

EECA puts the saving at about $80 to $90 a year, and it costs nothing if the curtains are already there.

Window film for a season

You can buy shrink-film kits at the hardware store. EECA says they last about a season and won't stick to aluminium frames.

Insulate first if you qualify

With Warmer Kiwi Homes paying 50 to 90%, ceiling and underfloor insulation is the cheapest big job in the house.

Do the bedrooms first

Ask for the bedrooms and living room to be priced as a first stage alongside the full job.

Paying for it, answered

Does the government offer any subsidies for double glazing in NZ?

No, as at September 2026. Warmer Kiwi Homes leaves windows out, and Auckland Council's Retrofit Your Home loans closed in 2020 and never covered glass. Auckland Airport's noise-reduction programme does pay for window and door treatment, but only in its aircraft-noise areas.

Can I get a loan to install double glazing in NZ?

Yes, if you have a home loan with BNZ, ASB, Westpac or ANZ and about 20% equity. BNZ and ASB lend at 1% and Westpac at 0%, and the bank table has each one's limit. Confirm the terms with the bank before you sign with an installer.

What is the cheapest way to get double glazing?

Retrofit into frames that are sound, and start with the rooms that run wet. Auckland publishers put a standard window at $400–800 to retrofit against $1,200–2,700 to replace, so keeping the frames is the saving. If you qualify, a 0% or 1% bank top-up is the cheapest way to pay.

How much would it cost to double glaze a 3 bedroom house?

About $12,000–28,000 to retrofit and $20,000–45,000 to replace in standard aluminium, by published Auckland pricing for 2026. Most sources don't say whether GST is included. Our Auckland double glazing cost guide works a twelve-window house through from the per-window figures.
